Frequently Asked Questions

Answers to the most common mortgage questions

We are not a bank or a lender. As a mortgage broker, we compare loan programs from several lenders, help you with your application and stay with you through closing. The lender reviews your file and decides whether to approve the loan. See our services.

No. The first consultation is free, with no obligation: we review your case, explain which programs could fit you and you decide whether to move forward. If you do, you will see the loan costs on your Loan Estimate. Request your free consultation.

It depends on the program and your profile: some programs allow a smaller down payment than others, and Texas has down payment assistance programs. You will see the amount for your case on your Loan Estimate. Read our guide to down payment assistance programs.

It may be possible. Some programs accept rent and utility payment history instead of a traditional credit score. We can help you review your alternatives. Learn which credit scores lenders look at.

Every case is different: the lender sets the review and appraisal timelines, and the closing date is agreed in the purchase contract. See the steps in our step-by-step guide and the difference between prequalification and preapproval.

Generally you will need: identification, proof of income (pay stubs or tax returns), bank statements, and your social security number or ITIN. See the full document checklist.

Absolutely! Our team is fully bilingual. We can assist you in Spanish and English throughout the entire process, by phone or at our Richmond, TX office.

Not necessarily. We compare programs from lenders that accept an ITIN (Individual Taxpayer Identification Number). Contact us to review your options.

Tips & Resources

What to do and what to avoid at each stage, a document checklist for your situation, and plain explanations of the terms on your loan papers.

What to Do and What to Avoid

From the time you apply until closing day, the lender reviews your credit, income and savings, and may review them again shortly before you sign. These habits, starting before you apply, help you avoid delays and surprises.

Before you apply

Do this

  • Check your credit early.
Get your free reports at AnnualCreditReport.com, the official site, and dispute any errors before you apply.Read more
  • Start gathering your documents.
Keep them in one folder, on paper or on your phone. The list for your situation is below.See the list
  • Save for more than the down payment.
You will also need money for closing costs, the inspection, moving and an emergency fund.Read more
  • Ask about down payment assistance.
Texas has programs that may help with the down payment or closing costs. Each one has its own requirements and limits.Read more
  • Shop around with confidence.
When you compare mortgage loans, credit checks made within a short period usually count as one for your score.

Avoid this

  • Do not apply for new cards or loans.
Each application can lower your score a little, and every new monthly payment counts in the debts the lender reviews.
  • Do not close your oldest credit cards.
Closing them can lower your score. If you do not use them, you can keep them open with no balance.
  • Do not co-sign for anyone.
That debt shows up on your credit and usually counts as yours, even if someone else pays it.

While your loan is in process

Do this

  • Pay everything on time.
Rent, cards, car and every other bill. One late payment now can affect your loan.
  • Send complete documents quickly.
Send every page of each statement, even the blank ones. Each day of waiting can move your closing date.
  • Keep proof of every deposit that is not your paycheck.
If someone pays you back or you sell something, keep the receipt or the transfer record; you may be asked for it. If someone is going to give you money, tell us before you receive it.
  • Tell us about any change.
A new job, a change in your hours or pay, a new debt or a change in marital status. The sooner we know, the better.
  • Get homeowners insurance quotes as soon as you have a contract.
The lender requires it before closing. If the home is in a high-risk flood zone, the lender will also require flood insurance.Read more

Avoid this

  • Do not open new credit or buy on credit.
No car, furniture or appliances for the new home until after closing. The lender may check your credit again before you sign.
  • Do not change jobs without talking to us first.
The same goes for switching from employee (W-2) to contractor (1099) or cutting your hours. A change is not always a problem, but the lender usually verifies your employment again shortly before closing.
  • Do not move your money without telling us.
Withdrawing savings, moving money between accounts or closing an account can mean documenting everything again.
  • Do not deposit cash you cannot document.
In many programs, any single deposit larger than half of your monthly income needs proof of where it came from, and the lender can ask about any other deposit too. If you have savings in cash, ask us before you deposit them.

At closing and after

Do this

  • Compare your Closing Disclosure with your Loan Estimate.
You receive it at least 3 business days before you sign. If anything is different from what you expected, tell us before closing day.Read more
  • Do the final walk-through.
Before you sign, check with your agent that the home is in the agreed condition and that agreed repairs are done.
  • Confirm wiring instructions by phone.
Call the title company at a number you saved earlier or confirmed with your agent, never the one in the email or text.
  • Bring your ID and have your funds ready as instructed.
The title company gives you the final amount and how to pay it, usually a wire transfer or a cashier's check.
  • After you move in, apply for your homestead exemption.
You apply with your county appraisal district, and it can lower your property taxes.Read more

Avoid this

  • Do not send money based on instructions you only got by email or text.
A last-minute change of account is a red flag. If you already sent money, call your bank right away to ask them to stop the transfer, alert the title company and report it at ic3.gov.
  • Do not give your Social Security number or ITIN to anyone who calls or writes out of the blue asking for it.
Share it only in your loan application or through the channel we tell you. Do not send it by WhatsApp, text message or social media.
  • Do not sign until your questions are answered.
Ask about anything you do not understand before you sign. There are no silly questions here.

Your Document Checklist

The exact list depends on your type of income, the program and the lender. Start with what everyone needs, then open the situations that look like yours; you can open more than one.

For everyone

You usually do not need your physical Social Security card: with your permission, the lender verifies your number directly.

You are an employee (W-2)
You are self-employed or paid on a 1099

Many programs ask for 1 to 2 years of self-employment history. Some use 12 to 24 months of bank statements instead of tax returns.

You receive retirement, pension or Social Security income
You are buying with an ITIN

Make sure your ITIN is current. It expires on December 31 of the third year in a row that it is not used on any federal tax return, and also if it was assigned before 2013 and never renewed. You renew it with Form W-7.

You are a veteran or service member (VA)

If you are in the National Guard or Reserve, or a surviving spouse, the documents may be different; we will tell you which ones.

Someone is giving you money for the down payment or closing

Who can give you money, and how much, depends on the program. Tell us before the money moves.

You already own property or are buying to invest

Some investor programs (DSCR) look mainly at the rent the property can bring in. If you live outside the United States, there are also programs with different requirements; we will tell you which documents apply.

You are refinancing

If you want to take cash out of the Texas home you live in, special rules from the Texas Constitution apply, with notices and waiting periods. We explain them before you apply.

Other situations

This list is a general guide, not a final list. Depending on your case and your program, the lender may ask for other documents or a letter of explanation. Send us your documents only through the channel we tell you, never through social media.

Words You Will See

Your loan papers use terms like these. Tap or click one to see what it means in plain words, with the Spanish term below it.

Pre-qualification / Pre-approvalPrecalificación o preaprobación

A letter showing the approximate amount you may be able to borrow, based on the information reviewed so far. It is not a final approval or a loan commitment.

Loan EstimateEstimación del Préstamo

A standard 3-page form with a loan's interest rate, estimated payment and closing costs. It must be delivered or mailed to you no later than 3 business days after you apply, and it helps you compare offers.

APR (Annual Percentage Rate)Tasa de porcentaje anual

The yearly rate that shows the cost of your loan, including interest and certain fees. That is why it is usually different from the interest rate. It helps you compare loans.

Rate lockBloqueo de tasa

An agreement that holds your interest rate for a set time while your loan is processed, as long as the details of your application do not change. Always ask when it expires.

Earnest moneyDepósito de buena fe

Money you deliver to the title company after the seller accepts your offer (in Texas, usually within 3 days) to show you are serious. It is applied to your purchase at closing.

Option periodPeriodo de opción

The days agreed in your Texas purchase contract when you can inspect the home and end the contract for any reason. In exchange you pay the seller a fee (the option fee), which is delivered to the title company and, if you buy the home, credited to the price at closing.

AppraisalAvalúo

A licensed appraiser estimates the home's value for the lender. It is not the same as the inspection. If the appraisal comes in below the price, we walk you through your options.

UnderwritingSuscripción (revisión del prestamista)

The lender's in-depth review of your credit, income, savings, documents and the appraisal before it decides on your loan. It is common for the lender to ask for something more before final approval, such as a document or a letter of explanation.

Letter of explanation (LOE)Carta de explicación

A short letter you write to explain something in your file, such as a large deposit, a credit inquiry or a gap in employment.

Clear to closeListo para cerrar

The notice that the lender has signed off on the conditions and closing can be scheduled.

Closing DisclosureDeclaración de Cierre

A 5-page form with the final terms and all the costs of your loan. You must receive it at least 3 business days before you sign. Compare it with your Loan Estimate.

Escrow accountCuenta de depósito en garantía (escrow)

An account that holds part of your monthly payment to pay your property taxes and homeowners insurance when they are due. It is handled by the company you pay your mortgage to. Many loans require one.

Mortgage insurance (PMI or MIP)Seguro hipotecario

It protects the lender if the loan is not repaid. FHA loans require it (MIP), and so do many conventional loans when the down payment is small (PMI). It is not the same as homeowners insurance.

Overtime and Bonus Pay on a Texas Mortgage: What Counts

Published by Tu Hogar en Texas. Licensed broker: Maria Primera (NMLS #1920759)
Listen to this article (4 min) Computer-generated voice reading the article text.

If your job in the Houston area pays overtime, bonuses or tips, or you work by the season, you may wonder whether that money counts for your mortgage. It can, but the lender looks past last month's pay: it checks how long you have received it, whether it holds steady and how you document it. Here is what Fannie Mae's guide says for conventional loans.

What the Lender Looks For

According to Fannie Mae's Selling Guide, the lender must document that your income is stable, has a history of receipt and is reasonably expected to continue. FHA and VA loans have their own rules; the lender tells you which apply to you.

Do Overtime, Bonuses and Tips Count?

Fannie Mae's section on bonus, overtime and tip income, updated March 4, 2026, says:

  • A two-year history with that type of income is recommended.
  • A shorter history, but no less than 12 months, may be acceptable if positive factors offset it.
  • The lender averages your year-to-date earnings with the previous year's, and the calculation must include at least 12 months of income.
  • If that income is declining, the lender must confirm it has stabilized; if not, it cannot be used.
  • For tips your employer does not report, two years of your personal tax returns with IRS Form 4137 may be provided.

Seasonal Work and More Than One Job

For seasonal income, Fannie Mae's guide requires a minimum two-year history and an average of year-to-date earnings with the previous two years. Seasonal unemployment compensation can count if it is clearly tied to seasonal layoffs, expected to recur and shown on your personal tax returns. If you have more than one job, a two-year history for each income source is recommended, and there can be no gap in employment longer than one month in the most recent 12 months, except for seasonal income. These rules change; we confirm the current ones when you apply.

Documents Worth Keeping

  1. Your most recent pay stub, showing year-to-date earnings.
  2. Your W-2 forms from the previous two years. Fannie Mae accepts these or the verification of employment form (Form 1005), and also requires a verbal check with your employer.
  3. Your tax returns, if you receive tips not shown on your W-2 or seasonal unemployment compensation.
  4. Your bank statements. If you deposit a large bonus, Fannie Mae says that when the source is clear on the statement, such as a payroll deposit, the lender needs no further explanation. Review what a lender asks about large deposits.

Your Bonus as Savings

A year-end bonus can also help with closing costs or as a reserve after you buy. Deposit it in your account as it arrives and keep the pay stub that shows it, so the lender sees where it came from. To organize your income and debts before you apply, read how to financially prepare for a mortgage.

At Tu Hogar en Texas we help you gather the documents for your overtime, bonuses or seasonal work and compare programs from several lenders. Request your free consultation!

Want exact numbers for your buyer? Talk to Maria

*Payments are principal and interest only; they do not include taxes, homeowners insurance, mortgage insurance or dues, so the actual payment will be higher. The interest rate is not the annual percentage rate (APR); the APR includes loan costs and will be higher. Ask us for a Loan Estimate. On FHA, VA and USDA loans the program's upfront fee is usually added to the loan, which raises the payment a little. The numbers you enter here are not a loan offer or a guaranteed rate. Programs, seller contribution limits and approval depend on the lender and the buyer. With a temporary buydown, the buyer qualifies at the full rate.

What to know when buying in Fort Bend

Many new homes in this area sit inside a MUD or a PID, districts that charge their own tax or assessment; the county appraisal district sets the appraised value and each local taxing unit sets its rate; and since part of the county is near the Brazos River, the flood zone on FEMA's maps affects the insurance a lender requires. These guides help you prepare:

Mortgage Refinancing in Richmond, TX and the Houston Area

If you already own a home in Fort Bend County or the Houston area, we review your current mortgage, compare refinance programs from several lenders and walk you through the numbers in English or Spanish.

Refinancing replaces your loan with a new one

When you refinance, you pay off your current mortgage with a new loan, and that comes with costs similar to those of your first mortgage. So the first thing we do is work out with you how many months it takes for the savings to cover those costs, and compare that with how long you plan to stay in the home.

We are a mortgage broker, not a bank or a lender: Maria Primera (NMLS #1920759) compares refinance programs from several lenders for your case. The lender reviews your documents and decides whether to approve the loan.

Common reasons to refinance

Lower the interest rate

If the market changed or your credit improved, we check whether a new loan could have a lower rate than your current mortgage.

Switch from an adjustable to a fixed rate

With a fixed rate, your rate and your principal and interest payment do not change during the term. Review fixed vs adjustable rate.

Change the term

A longer term usually lowers the payment but raises total interest; a shorter one usually raises the payment and lowers total interest.

Take cash out

You borrow more than you owe and receive the difference. You are left with less equity in the home, and in Texas this loan has its own rules.

How we review your refinance

Your current mortgage

We look at your balance, your rate, the type of loan and whether it has a prepayment penalty.

The costs of the new loan

Closing fees and points are on your Loan Estimate, which the lender must give you within 3 business days after receiving your application.

The break-even point

We divide the costs by what you would save each month. The result is the number of months it takes to recover what you paid.

Programs from several lenders

We compare conventional, FHA and VA options, including the refinance programs for people who already have an FHA or VA loan.

Texas rules for your homestead

The Texas Constitution allows only certain loans secured by your primary residence (homestead), and a refinance is one of them. A cash-out refinance of your homestead is usually made as a home equity loan.

According to the Texas Department of Savings and Mortgage Lending (SML), that loan has its own rules, such as a cap on total debt based on the home's value, only one at a time and a wait before closing. The lender explains the conditions that apply to your loan.

Frequently asked questions

How much does it cost to refinance?

A refinance has closing costs similar to a purchase, such as the appraisal and title insurance. Your Loan Estimate lists them, and with it we work out how many months it takes to recover them. Read more about closing costs in Texas.

Is there such a thing as a no-closing-cost refinance?

Every mortgage has costs. When a loan is advertised with no closing costs, either the lender charges a higher interest rate and gives a credit to cover them, or the costs are added to the loan amount.

Can I refinance an FHA or VA loan?

There are refinance programs for people who already have an FHA or VA loan, and it is also possible to move to another type of loan. We compare the options from several lenders; the lender reviews your documents and decides whether to approve the loan.

What documents do I need to get started?

In general, your current mortgage statement, proof of income, bank statements, an ID and your homeowners insurance policy. The lender may ask for more depending on your case.

Do you handle refinances outside Richmond?

Yes. We serve Richmond, Rosenberg, Katy, Fulshear, Sugar Land, Missouri City, all of Fort Bend County, the Houston area and any city in Texas, in person by appointment, by phone, by WhatsApp or by email.

We also serve: Richmond · Rosenberg · Katy · Fulshear · Sugar Land · Missouri City

Mortgage Broker in Katy, TX

We help you compare home loans to buy or refinance in Katy, Cinco Ranch and the surrounding area. Tu Hogar en Texas, operated by M First Mortgage LLC, compares programs from several lenders, in English and Spanish.

Our office is south of Katy, in Richmond

Our office is at 24200 Via Mazzini Way, Suite 301, Office 217, Richmond, TX 77406, near Katy-Gaston Road and the Westpark Tollway. From Katy, take the Grand Parkway (SH 99) or FM 1463. You can come in by appointment or do everything by phone, WhatsApp or email.

We are a mortgage broker, not a bank or a lender: Maria Primera (NMLS #1920759) compares loan programs from several lenders for buyers in Katy and explains each option in your language. The lender reviews your documents and decides whether to approve the loan.

What to know when buying a home in Katy

Three counties, three appraisal districts

The City of Katy covers parts of Harris, Fort Bend and Waller counties. Depending on where the home is, it is appraised by the Harris Central Appraisal District (HCAD), the Fort Bend Central Appraisal District (FBCAD) or the Waller County Appraisal District, and each taxing unit sets its own rate.

A Katy address, inside the city?

Much of the area with a Katy address lies outside the city limits, including communities such as Cinco Ranch and Firethorne. The city has an address lookup page to confirm it, and that decides whether the home pays the city's tax.

Homestead exemption

Apply for the homestead exemption with the appraisal district of the county the home is in; at FBCAD and HCAD, filing is free. The City of Katy offers its own homestead exemption, which applies only inside its limits and is listed on its tax page.

Utility districts (MUDs)

The Katy area has municipal utility districts (MUDs) that charge their own tax. When you buy in a MUD, the seller gives you a notice with the district's rate and bonds, and you can look the district up in the TCEQ water district database.

The Addicks and Barker reservoirs

Addicks, north of I-10, and Barker, south of it, are Army Corps of Engineers reservoirs that are normally dry and reduce flood damage along Buffalo Bayou downstream; a small part of Barker is in Fort Bend County. Look up the address on the FEMA flood map: in a Special Flood Hazard Area, a federally backed loan requires flood insurance.

Down payment assistance

The Harris County down payment program is only for unincorporated parts of that county and its availability changes. The statewide TDHCA and TSAHC programs are offered across Texas for buyers who meet their requirements. Read our guide to down payment assistance programs.

Frequently asked questions

Which county is my Katy home in?

Katy and the area around it cover parts of Harris, Fort Bend and Waller counties. Look up the address at each county's appraisal district: the one that has the property is yours, and that is where you apply for the homestead exemption.

Does a home in Cinco Ranch pay taxes to the City of Katy?

No. Cinco Ranch and Firethorne are outside the city limits, so they do not pay its tax or receive its exemptions. They do pay other units, such as the county, the school district and, depending on the area, a MUD. Read our guide to MUDs and PIDs in Fort Bend.

Do you have an office in Katy?

Our office is in Richmond, south of Katy. We serve buyers in Katy, Cinco Ranch and the surrounding area in person by appointment, by phone, by WhatsApp or by email.

Mortgage Broker in Sugar Land, TX

We help you compare home loans to buy or refinance in Sugar Land, in eastern Fort Bend County. Tu Hogar en Texas, operated by M First Mortgage LLC, compares programs from several lenders, in English and Spanish.

Our office is northwest of Sugar Land, in Richmond

Our office is at 24200 Via Mazzini Way, Suite 301, Office 217, Richmond, TX 77406. The Grand Parkway (SH 99), the toll road that runs north from US 59 in Sugar Land, connects with the Westpark Tollway near the office. You can come in by appointment or do everything by phone, WhatsApp or email.

We are a mortgage broker, not a bank or a lender: Maria Primera (NMLS #1920759) compares loan programs from several lenders for buyers in Sugar Land and explains each option in your language. The lender reviews your documents and decides whether to approve the loan.

What to know when buying a home in Sugar Land

Appraisal and taxes

The Fort Bend Central Appraisal District (FBCAD) appraises Sugar Land homes and does not set tax rates: each taxing unit sets its own. The city contracts with the Fort Bend County Tax Assessor-Collector to collect its taxes, and the county has a branch of its tax office in Sugar Land.

Homestead exemption

Apply for the homestead exemption with FBCAD if the home will be your primary residence; there is no fee to file. The City of Sugar Land also offers its own homestead exemption, listed on its property tax page.

Levee improvement districts (LIDs)

Several parts of Sugar Land sit inside a levee improvement district (LID), such as First Colony LID or Fort Bend County LIDs 2, 7, 10, 11, 14, 15 and 17. These districts charge their own property tax. The city's LID map can be searched by address.

The Brazos River and flood insurance

The Brazos River runs for about 9 miles through Sugar Land. Areas protected by levees are not classified as floodplain, but homeowners insurance does not cover flooding and the First Colony LID board recommends that every property owner in its district buy flood insurance. Look up the address on the FEMA flood map.

A Sugar Land address, inside the city?

Having a Sugar Land address does not mean the home is inside the city limits. Outside them, water is billed by a MUD. The city's My Neighborhood page helps you confirm it before you compare taxes.

Down payment assistance

The city's Great Homes program is not for buying: it reimburses exterior repairs for current owners. For the down payment, the statewide TDHCA and TSAHC programs are offered across Texas for buyers who meet their requirements. Read our guide to down payment assistance programs.

Frequently asked questions

What is a LID and how does it affect my taxes?

A LID is a levee improvement district: it looks after the levee system in its area and charges its own tax, on top of the city, county and school district taxes. That is why two similar homes in Sugar Land can have different tax bills. Check the taxing units for each address in the FBCAD property search.

If the home is protected by a levee, do I need flood insurance?

The lender requires it when the home is in a Special Flood Hazard Area and the loan is federally backed. Outside those areas the lender decides whether to ask for it; homeowners insurance does not cover flooding. Read our guide to flood zones in Fort Bend.

Do you have an office in Sugar Land?

Our office is in Richmond, northwest of Sugar Land. We serve Sugar Land buyers in person by appointment, by phone, by WhatsApp or by email.

Appraisal and taxes

The Fort Bend Central Appraisal District (FBCAD), whose office is in Rosenberg, appraises the county's homes. It does not set tax rates: each taxing unit sets its own, and the city contracts with the Fort Bend County Tax Office to collect its taxes.

Homestead exemption

If the home will be your primary residence, apply for the homestead exemption with FBCAD; filing is free. The City of Rosenberg also offers its own homestead exemption, and its tax page shows the year's figures.

Utility districts (MUDs)

Several municipal utility districts (MUDs) charge their own tax in the Rosenberg area. The city's interactive maps show which MUD a property is in, and the FBCAD property search lists the taxing units for each home.

Flood zones

The Brazos River runs north of Rosenberg, and the city has drainage projects on Dry Creek and Rabbs Bayou. Before you make an offer, look up the address on the FEMA flood map. The Fort Bend County Drainage District, whose office is in Rosenberg, publishes the county floodplain map. If the home is in a Special Flood Hazard Area and the loan is federally backed, flood insurance is required.

What to know when buying a home in Fulshear

Appraisal and taxes

The Fort Bend Central Appraisal District (FBCAD) appraises Fulshear homes and does not set tax rates: each taxing unit sets its own. The Fort Bend County Tax Assessor-Collector collects the taxes.

Inside the city or in its ETJ?

On the city's map, Cross Creek Ranch and Polo Ranch are inside the city limits; Jordan Ranch, Tamarron, Fulshear Lakes and Fulbrook are in its extraterritorial jurisdiction (ETJ). A Fulshear address can be outside the city and the limits change with annexations: the city's Check My Address page tells you whether an address is inside.

Homestead exemption

Apply for the homestead exemption with FBCAD if the home will be your primary residence; filing is free. The City of Fulshear levies its own tax and offers a homestead exemption to homes inside its limits; the county's tax rate site shows the year's figures.

Utility districts (MUDs)

Many of the master-planned communities in Fulshear and its ETJ sit inside a municipal utility district (MUD), which charges its own tax. Look the district up in the TCEQ water district database and check the address's taxing units in the FBCAD property search.

Frequently asked questions

Is Cross Creek Ranch inside the City of Fulshear?

Yes, on the city's map. Cross Creek Ranch and Polo Ranch are inside the city limits. Jordan Ranch, Tamarron, Fulshear Lakes and Fulbrook are in the extraterritorial jurisdiction (ETJ), outside the limits. That decides whether the home pays the city's tax. Confirm the address on the city's Check My Address page.

Why can the payment rise in the second year on a new home?

In Texas, property is appraised as of January 1. If the home was not finished on that day, the first tax bill can be based on a lower value; the next year the finished home is appraised and, if taxes rise, your escrow payment changes, and with it your total monthly payment. Read our guide to the property tax bill with escrow.

Is there down payment assistance in Fulshear?

The statewide TDHCA and TSAHC programs are offered across Texas, Fulshear included, for buyers who meet their requirements. Read our guide to down payment assistance programs.

Mortgage Broker in Missouri City, TX

We help you compare home loans to buy or refinance in Missouri City and Sienna. Tu Hogar en Texas, operated by M First Mortgage LLC, compares programs from several lenders, in English and Spanish.

Our office is west of Missouri City, in Richmond

Our office is at 24200 Via Mazzini Way, Suite 301, Office 217, Richmond, TX 77406. From the office, Missouri City is reached by FM 1093, the Grand Parkway (SH 99) south and US 90A east, and Sienna by Highway 6. You can come in by appointment or do everything by phone, WhatsApp or email.

We are a mortgage broker, not a bank or a lender: Maria Primera (NMLS #1920759) compares loan programs from several lenders for buyers in Missouri City and explains each option in your language. The lender reviews your documents and decides whether to approve the loan.

What to know when buying a home in Missouri City

Two counties, two appraisal districts

Missouri City lies in Fort Bend and Harris counties. Depending on where the home is, it is appraised by the Fort Bend Central Appraisal District (FBCAD) or the Harris Central Appraisal District (HCAD), and the tax bill comes from that county. Fort Bend County has tax office branches in Missouri City and in Sienna.

Homestead exemption

Apply for the homestead exemption with your county's appraisal district, FBCAD or HCAD; filing is free at both. The City of Missouri City also offers its own homestead exemption, listed on its exemptions page.

MUDs, LIDs and PIDs

The city's rate does not include the rates of utility districts (MUDs) or public improvement districts (PIDs). The area has MUDs in Sienna and Quail Valley, the Sienna Parks and Levee Improvement District, Fort Bend County LIDs 15 and 19 and active PIDs inside the city. Your appraisal district's property search shows which ones tax each address.

Flooding: the Brazos and Sims Bayou

When the Brazos River rises, levee districts such as LID 15 and Sienna's close their flood gates, and the upper reach of the Sims Bayou watershed drains the city. Look up the address on the FEMA flood map; in the Harris County part, the county's Flood Education Mapping Tool also helps. If the home is in a Special Flood Hazard Area and the loan is federally backed, it must have flood insurance.

City limits or ETJ?

A property in Missouri City's extraterritorial jurisdiction (ETJ) is not inside the city limits. In areas such as Sienna it is worth confirming which of the two the home is in, because it changes which units tax it.

Down payment assistance

Harris County's down payment program is only for the unincorporated parts of the county, so it does not cover Missouri City. The statewide TDHCA and TSAHC programs are offered across Texas for buyers who meet their requirements. Read our guide to down payment assistance programs.

Frequently asked questions

Is my Missouri City home in Fort Bend County or in Harris County?

The city covers parts of both counties. Look up the address at FBCAD and at HCAD: the district that has the property is your county's, and that is where you apply for the homestead exemption.

Is the city's tax rate all I will pay?

No. Besides the city, the county, the school district and, depending on the area, a MUD, a LID or a PID also tax the home. The city states that its rate does not include MUD or PID rates. Read our guide to MUDs and PIDs in Fort Bend.
